In short
Woden Valley is covered from Curtin and Hughes to Isaacs and O'Malley, at the same prices as the rest of Canberra. As your structural engineer here, we design wall removals from $890 + GST ($979 inc GST). The most useful local fact: Woden's suburbs went up from late 1962, so many homes are 1960s brick veneer and split-levels that owners now open up, extend or knock down and rebuild.

What are Woden's houses like?
Mostly 1960s brick veneer, from Canberra's first satellite town. Work on Hughes and Curtin began in late 1962, Chifley and Lyons followed in 1965, and Garran, Pearce, Torrens, Mawson, Farrer and Phillip in 1966. O'Malley came in 1973 and Isaacs in 1986. In the mid-1960s the government's answer was detached houses, "almost all brick-veneer": the ex-govvies owners now renovate.
Woden also has architect-designed and heritage housing. The first Pettit & Sevitt houses in Canberra went up in Curtin, Deakin and Pearce in 1966, split-level designs on a three-foot module. Swinger Hill Cluster Housing in Phillip, the National Capital Development Commission's first medium-density scheme (1972), was registered as a heritage place in 2011. The Curtin Radburn Residential Precinct has been nominated for the register, but isn't registered.

Planning to open up a 1960s floor plan? Check first whether the wall is load-bearing: removing one needs building approval, and wall removal and beam design is $890 + GST ($979 inc GST). Adding a room or a second storey is a fixed quote under extensions and renovations. Our guide to renovating an ex-govvie covers what to check first.
What happened in the 1971 Woden flood?
On 26 January 1971, up to 100 mm of rain fell in an hour, measured on private gauges in Farrer and Torrens. Yarralumla Creek became a flash flood about 200 m wide and 1.5 m deep beside the Woden Valley freeway, engulfing more than a dozen cars. Seven people died and 15 were injured.
The ACT Government counts it as one of Canberra's two major 1% AEP floods (a flood with a 1% chance of happening in any year). Its flood maps on ACTmapi show the 1% AEP extent, depth and hazard along major channels and creeks, but "might miss places where water may be stopped or redirected". We never label a block safe or at risk from flooding. If you're buying near a creek line, check the map before you sign, and book a pre-purchase structural inspection ($790 + GST ($869 inc GST)) for the house itself.
How many Woden homes were affected by Mr Fluffy?
246, by our count of the official list, second only to Belconnen. Curtin has 41, Pearce 36, Farrer 34, Lyons 32, Torrens 32 and Garran 21. Three Woden homes, one each in Curtin, Farrer and Lyons, were still on the register at 8 October 2026.
Most affected houses have been demolished and their blocks resold, so many Woden streets now have new homes between the 1960s originals. A new house on one of those blocks needs footings designed for its own ground: our knock-down rebuild engineering is a fixed quote from your plans. We check the register before every visit and never enter an affected roof space or subfloor. Our guide to older homes and asbestos explains the rules for renovating.
What ground is under Woden?
Mostly volcanic rock, with mudstone in Hughes and Lyons and wet, sodic soils on the footslopes. Geological maps show Deakin Volcanics under most of the valley, Mount Painter Volcanics in Curtin, and the Yarralumla Formation, mainly mudstone, in Hughes and Lyons.
On the footslopes, the ACT's soil mapping names the Burra landscape: a localised foundation hazard, widespread seasonal waterlogging, sodic subsoils and slopes of 5–32%. Torrens sits partly on soil fans washed down from Mount Taylor, mapped with a widespread salinity hazard and seasonal waterlogging; homes on Mount Taylor's slopes in Torrens were also lost in the 2003 fires. Split-levels on these slopes step down the hill, so a cracks and footing movement report ($1,090 + GST ($1,199 inc GST)) looks at each level and at how water drains past the house.
What does a Woden job cost?
The same as anywhere in Canberra. Here is what each typical Woden job starts at, ex GST with the inc GST figure beside.
| Situation | Service | From |
|---|---|---|
| Opening up a 1960s floor plan | Wall removal & beam design | $890 + GST ($979 inc GST) |
| Buying a split-level or ex-govvie | Pre-purchase structural inspection | $790 + GST ($869 inc GST) |
| A full check before renovating or selling | Structural inspection & report | $1,090 + GST ($1,199 inc GST) |
| Stepped cracks or doors that stick | Cracks & footing movement | $1,090 + GST ($1,199 inc GST) |
| New house on a cleared block, or a second storey | Knock-down rebuild or extension engineering | Fixed quote |
We're engineers only: we don't sell, build or recommend the repair, so our advice isn't tied to a sale.
Woden's footslope soils carry on into Weston Creek and, past Mount Taylor, Tuggeranong. Hughes and Lyons share their mudstone with Deakin and Red Hill in the Inner South.
