In short

As structural engineers for every Gungahlin suburb, from Palmerston and Ngunnawal to Taylor, Jacka and Throsby, we charge the same prices as the rest of Canberra. A building defect report is from $1,290 + GST ($1,419 inc GST). The most useful local fact: Gungahlin's suburbs have gone up since 1991, so many homes are still within the ACT's 6-year statutory warranty for structural defects.

How old are Gungahlin's homes?

Young by Canberra standards: building started in 1991 and parts are still going up. Gungahlin was launched as Canberra's fourth town in 1991, with Palmerston, Ngunnawal and Amaroo first. Casey was settled from 2010, Jacka gazetted in 2013 and Taylor in 2017, and light rail has run to Civic since April 2019. In 2021, 87,682 people lived here.

In a young house, the first question about a crack is usually whether it's a building defect. The ACT's statutory warranties run for 6 years from completion for structural elements, including weatherproofing in external walls and the roof, and 2 years for non-structural work, and they pass to later owners. A building defect report ($1,290 + GST ($1,419 inc GST)) documents what's wrong and supports a dispute with your builder.

Because the suburbs date from 1991, the asbestos removal control plan that pre-1985 homes need with a building approval rarely applies here, and only one Gungahlin home, in Nicholls, is on the official Mr Fluffy list.

What ground are Gungahlin homes built on?

Mostly deeply weathered shale under slow-draining clay. Most of the district sits on Canberra Formation slaty shale and mudstone, and the Gungahlin Fault passes through the east of the town centre. Geoscience Australia's notes on Canberra's geology say weathered zones "generally not deeper than 30 m, are common" in this formation, so rock can be near the surface on one part of a block and metres down on another.

Above the rock, the ACT's soil mapping names the Franklin soil landscape, "undergoing intensive urban development as part of the Gungahlin development". Its soils are deep, imperfectly drained sodic yellow clays, with widespread seasonal waterlogging and a localised flood hazard. Ginninderra Creek rises in Forde, and its floodplain soils carry a widespread foundation hazard.

Slab reinforcement and plastic membrane set out in timber formwork before the concrete pour
A new slab is designed for its block's site class, which comes from a soil test on that block.

When a young Gungahlin house cracks, we look at drainage, plumbing leaks and garden watering near the slab as well as the footing design. A cracks and footing movement report is $1,090 + GST ($1,199 inc GST). For a new build or an extension, site classification and footing design is $1,290 + GST ($1,419 inc GST), soil test at cost. Our guide to Canberra soils and footings explains why a mapped hazard isn't a site class.

Do townhouses and shared walls change anything?

Yes. In 2021, 20.5% of Gungahlin's homes were semi-detached or townhouses, the second-highest share of any district after the Molonglo Valley. That means many owners share a wall, and often a strata scheme, with the people next door.

Since 1 July 2026, the Missing Middle reforms allow duplexes, triplexes, terrace homes and townhouses of up to two storeys in RZ1 zones, so more existing Gungahlin blocks may take a second or third home. We engineer townhouses and small multi-unit projects and granny flats and dual occupancies for a fixed quote from your plans.

Are Gungahlin's newer suburbs sloping?

Some are. Jacka is named among Canberra's hilly new suburbs, and a sloping block means cut, fill and often a retaining wall. A retaining wall over 1.2 m needs building approval from a certifier. Retaining wall engineering is $890 + GST ($979 inc GST). Buying a block or a new house on a slope? Read our guide to new-estate blocks first.

What does a Gungahlin job cost?

The same as anywhere in Canberra, and the quote is fixed before we start.

We're engineers only: we never sell or recommend the repair or the build, so the report says what the house needs, not what someone wants to sell you.

Gungahlin shares Ginninderra Creek with Belconnen downstream, and its Canberra Formation shale with the Inner North.

Structural engineer Gungahlin: questions

Something else on your mind? Call 02 6189 9876, email info@canberrastructuralengineers.com.au or send photos for a fixed quote.

My Gungahlin house is five years old and cracking. Is it still under warranty?

Possibly. ACT statutory warranties last 6 years from completion for structural elements and 2 years for non-structural work, and they pass to later owners. They don't cover owner-builder work or jobs under $12,000. A building defect report (from $1,290 + GST ($1,419 inc GST)) records what's wrong.

Does a Gungahlin renovation need an asbestos removal control plan?

Rarely. The plan is needed with a building approval for homes built or started before 1985, and Gungahlin's suburbs date from 1991. Only one Gungahlin home, in Nicholls, is on the Mr Fluffy list.

Is Gungahlin built on reactive clay?

The ACT's soil mapping describes deep, slow-draining sodic yellow clays, but that describes a landscape, not your block's site class. Each block needs its own classification, from $1,290 + GST ($1,419 inc GST), with the soil test arranged at cost.

Can you engineer townhouses or a dual occupancy in Gungahlin?

Yes. We design the structure for townhouses and small multi-unit projects and give a fixed quote from your plans.

Does a structural engineer cost more in Gungahlin?

No. Prices are the same across Canberra, from $390 + GST ($429 inc GST) for a desktop review of your photos or plans.
